BEDROOMS

Master bedroom (second floor) - beautifully designed master bedroom with views of the estuary from the dormer window. The room has lots of character with exposed wooden beams, spots and Anglepoise lighting. It has a king size bed, large wardrobe, seafaring trunk-style chest of drawers and silver bedside units. There is also a wall mounted television, Velux window and an ensuite bathroom - see notes below for full details.

Bedroom 2 (first floor) - large, light, double room with a king size bed, full length mirror, wardrobe, chest of drawers and small armchair. The room combines such features as a decorative fireplace and industrial wall lights.

Bedroom 3 (first floor) - good size twin room that can be converted into a super-king double via the use of zip and link bed/mattress. The room has a tall chest of drawers, bedside cabinet and a port hole mirror.

Bedroom 4 (second floor) - comfortable, light, single bedroom that also acts as the gateway to the garden via a walkway bridge. The room converts into a twin bedroom using a substantial pull-out wooden bed. The furniture matches the adjacent master bedroom in its design with a large chest of drawers and a bedside table. There are also two Philippe Starck styled chairs, a TV and a Velux window.

BATHROOMS

Main bathroom (first floor) - spacious white-tiled family bathroom with WC, basin with waterfall tap, towel rail, mirrored double cabinet and bath featuring a rainfall shower. The room also has toasty under floor heating.

Ensuite bathroom (second floor) - thoughtfully arranged, fully tiled ensuite bathroom with WC, sink, towel rail and a large mirror across one wall. There is a Velux window and a modern rainfall shower with views of the water when bathroom door is open.

Downstairs shower room (ground floor) - compact walk-in electric shower, WC, towel rail, basin and Velux window. Linen and towels are included, but bring your own beach towels.

DOWNSTAIRS

Kitchen - newly installed kitchen with butler sink, oven, induction hob, extraction fan, microwave, fridge, dishwasher and under floor heating. There is ample cupboard space and wooden worktops. Well-equipped kitchen including Dualit toaster and kettle.

Utility room - just off the kitchen is a handy utility room with freezer and washer/dryer. The room is light and airy due to high ceilings and a Velux window.

Living rooms - large open plan sitting room and dining area with colourful sofas and chairs arranged around a log burner, reclaimed oak mantelpiece and a nest of useful low tables. There is a large, wall mounted television with BT TV, including BT sport plus a DVD player. Floor to ceiling shelves house a wide selection of DVDs and books.

The main window has two tier plantation shutters to enable you to balance privacy and light. 8 people can sit comfortably around the wooden dining table, which has contemporary chairs and two stylish pendant lights.

There is a matching wooden sideboard containing family board games and puzzles. An under stairs desk houses local literature and house information.

GARDEN

Two tiered garden with decking throughout and views of the estuary. Access to the outdoor space is via a bridge from bedroom 4.

PARKING

Parking is available in the nearby car-park, with a convenient place to pull up outside to unload.

ACCESSIBILITY

The bedrooms are all on the first and second floors so guests do need to be able to manage the stairs. There is also a step at the entrance to the property.
